DR becomes retiree paradise... With the approval and publication of Law 171-07 on Foreign Retirees, the Dominican Republic has become a paradise for people planning to retire to an idyllic setting. Fast-tracked residency paperwork (45 days), duty-free household goods, reductions on motor vehicle taxes, exemption on transfer taxes for the first purchase of real estate, 50% reduction on taxes on mortgages, 50% reduction on the annual property tax, exemption on taxes on dividends and interest, 50% reduction on capital gains are just some of the attractions. Developers are very happy with the new law. Just ask Jose Luis Asilis, the president of the Metro Group, who pointed out the need to publicize the news overseas. Asilis told a meeting organized by Listin Diario that Europeans can "live like kings on a fraction of what they receive in pensions."
The minimum monthly income required is US$1,500 US for retirees with a government or private pension and US$2,000 in verified income from all others.

Back down to the ground floor... and out through the trees and flowers at the rear of the house to the oceanfront I was captivated by a scene from the movies! Here at this link you can check out the Photo Array for a stupendous view looking east along the ocean towards one of the neighbour's fine homes. There has been a great deal of development in this particular area over the past year or so and plenty of new construction going on right now. The "Gringos" have now discovered this location! In one of the photos we are standing... at the front of the home and looking through the breezeway towards the garden and pathway to the ocean. You can see the lovely mature trees that the owner had refused to cut down during the construction of the building. Both front and back you will find this natural beauty and charm. The house has been well constructed and well thought out beforehand. Huge cistern and septic system.
Another photo is just the opposite view... of above. Here we are at the rear of the house looking through the breezeway towards the front. Once again you can see the natural beauty of the mature trees and flowers. This is the path that leads one down to the ocean viewing area. At the oceanside there is a cliff of about forty feet with an area that could be designed, quite easily, into a nice swimming area and artificial beach.
One photo is taken from the upper level... looking down the spiral staircase to the front entrance. Some of the floors are tiled in ceramic and some are of varnished wood in a real nice combination. You can also see some of the security iron works in this photo and the complete building has excellent security and protection. The large open kitchen... and dining area was in a bit of a disorder when I took these photos as the owner had a cleaning crew in working and I was taking photos around them. However you can see through the disorder for sure! The ceramic tiled floors are evident here as well as another view of the excellent security arrangements. The owner utilizes solar panels for electricity. At the moment there are no municipal electricity connections available but I did see brand new utility poles going up alongside the road. It appears that municipal electricity will soon be available although I actually prefer the free solar energy myself. Great family home here with four bedrooms!
The varnished wood floors... are featured here in the Photo Array and you get more views of the ironwork which is a combination of decorative and functional for security. Latino countries are generally quite noisy but this particular area lacks the common noise making elements. The sounds here are pure nature from the birds and animals to the sound of the surf. Very private without being isolated. A short drive into Luperon for groceries and back to enjoy the peace and quiet of your home on the ocean. Watch the parade of ships offshore heading to and from Puerto Plata and Puerto Rico. Watch the sailboats and the yachts heading into Luperon and others leaving for other ports all over the world. Looking for a retirement home? It would be difficult to find a nicer location!
To sum things up... we have here a very well constructed home on a nice piece of land stretching from the road to the ocean. The house is stituated about midway from the road at the front to the ocean at the rear. At the road and on the property is a smaller living accomodation for the gardener who doubles as a watchman. Nicely private home without being secluded and with a spectacular ocean view. Four bedrooms make it suitable for a good sized family or a smaller family with lots of visitors! The area is expanding quite rapidly with more "Gringo" type dwellings being constructed all the time.
