Wheelchair Accessibility... The main eighty square meter building is built of local stone and concrete columns with special local wood rafters plus a ceiling fan. The floors are of ceramic tile. The wall heights have been designed for an unobstructed view to the outside while seated. The interior layout is designed without fixed walls. There is a wheelchair accessible toilet and a tile bathing tub designed to accommodate ministrations of a personal attendant. The ocean is visible from the bath. Plenty of fresh water... A covered 41 square meter ocean view front patio is set off to one side of the secure embedded steel front door. Underneath this patio is a 6,000+ gallon concrete cistern to contain rain water collected from this roof as well as from the commercial section roof. A hand water pump is also pedestal mounted for any random needs. Have questions? Contact Us Today!

Kitchen and electrical... Access to the 29 square meter kitchen is to one side with double steel doors permitting bulk materials handling. It has floor drains, plenty of shelving, a propane gas cook top, two medium sized propane gas tanks, two wash up sinks and a toilet. The back doorway of the kitchen leads to a separate refrigeration area, which contains a medium large horizontal freezer, a similar horizontal refrigerator and a 10 cubic foot standup freezer/refrigerator unit. At one end of the kitchen is where the major electrical power control equipment is situated. There is a 25 kW transformer directly across the highway feeding 220 volts into a grounded 25 KW booster transformer. This provides both 110 and 220 volt electrical service. Have questions? Contact Us Today!

Plenty of back-up power... A 10 KW voltage regulator interfaces with an 8 KW inverter/charger connected to certain electric lines controlled at a main breaker panel. A separate 5 KW electric voltage regulator controls other electrical circuits like water pumps and refrigeration appliances. In addition another 3 KW regulator, a 5 KW inverter/charger and a 220 volt battery charger are on hand as back up hardware. There is a well vented and isolated battery room out back for deep cycle batteries configured for 24 volts. There is room for expansion to at least sixteen six volt batteries if desired. Adjoining is a 10 KW diesel generator with a Japanese Kubota motor and a gravity fed fuel arrangement. The generator is interfaced with the 10 KW voltage regulator allowing the charging of batteries while running the house circuits.

Satellite TV Reception... A TV satellite dish is mounted atop the battery room and there is a 24 inch color television located in the main dwelling. Reception is digital quality. Back inside the refrigeration area those counters have been dedicated to edible mushroom cultivation and there is, at this time, a rudimentary laboratory, including a dial gauged 6 gallon sterilization pressure cooker. Several heat tolerant strains of mushroom mycelium have recently been banked and the materials for production are being collected. In the back there is are two thatched 20 square meter structures to fruit the mushrooms within. Have some additional questions? Contact Us Today!

Many hidden extras here folks... Directly through the steel back door of the main dwelling is a 22 square meter room that communicates with the refrigeration room and the laundry area. The medium sized washer has a centrifuge spin drier component. At present this room is used as a transitional work area. It has also served as a sleeping room with own toilet and entrance through the back yard. There currently is an incubation box being used in one corner for yogurt culturing, and other food fermentations.
All bases covered... At the main structure there is a roofed side patio built over a second underground concrete cistern containing more than 9,000 gallons of catchments from several rooftops. A 3/4 hp pump feeds a gravity tank out back for the rain water plumbing going into the kitchen. There is also a pressurized hose option. A second hand pump is mounted atop this cistern for convenience. From an ocean view side patio is a front garden with extensive cultivation on the side. It leads back to a hand dug 50 foot concrete lined potable water well. This well has a 1 HP electric pump which fills above ground storage tanks which provide gravity feed for domestic use. This is uncontaminated water from the mountain aquifer behind the homestead and is used without any purification for all washing purposes. It is also one of the water taps available at the kitchen sinks.
Orchards as well... There are two wells on the property so water is never a problem. The practice of recycling water is used wisely here with the gray water captured and reused for future tree irrigation. The back orchard is now coming into bearing. There are Sapote and Nispero fruit trees that are unique for blending with dairy products. An Avocado tree with excellent characteristics is bearing fruit. The sweet relatives Annon & Mammon are now bearing fruit. There are some lime trees and a Noni medicinal tree. The orchard is essentially inside a walled garden and there is a separate open tool storage building there as well. Have some more questions? Contact Us Today!

Enjoy your work... A 35 square meter garden room with no walls is currently used as a worm breeding area and for laundry drying. This is reached by a wide cement path and could be closed in to make an alternate or second house. A link to the homestead septic system was brought in close and temporarily capped off for this room for future use. Enthusiasm for tropical agriculture led to many improvements focused on food productivity. Improved garden soil, drip irrigation and extensive trellising allow planting flexibility. A small papaya orchard is in the process of being planted alongside the built upon sector, which will begin bearing in the winter of 2009. This is being intercropped with vegetable crops for home consumption, processing and sale. A second, drilled 90 foot, potable water well on the property has it’s own submersible deep water pump and is being used for irrigation. There are holding tanks for this water and two more 1/2 hp electric pumps to move it through drip irrigation.
Just to sum things up... This tremendous opportunity is available right now. Four Dominican Tareas or 2,516 square meters of ocean view land with an operating business included. The property is worth the price without the market garden just in case you don't care about garden work. There is plenty of room to build a guest house. There are growing opportunties in market gardening as well with the continuing growth in this area. Only five kilometers outside of the boating town of Luperon on a nice paved highway. This one is worthy of your consideration. Here is your quick link for viewing a Photo Slideshow presentation which includes a number of extra photos of this excellent property. The buildings were made to be wheelchair accessible by the owner for a family member who is not well enough now to move in. That is why this fine property is on the market. It has just been reduced in price to less than it's original cost. This property is next to a sweet little public park! Contact me to make arrangements for your inspection. Contact Us Today!
